That second house (one with porch and fireplace near Bickfords) is already under agreement - SAME FRICKEN DAY as it was listed!

Well it looks like we should put our house up for sale before looking in Waltham perhaps. That's kind of scary, I wouldn't want to be in limbo for a long time.

We'll still try and look at the one in the Lakeview area though.

definitely put your house up for sale before looking seriously in waltham.

contingency on your house should be for sellers to find suitable housing.

We have a buyer's agent too (and our deposit, and our pre-approval letter). I knew the market was a lot like this there 2 years ago - I had thought it may have slowed (as other markets had). I guess not! I think we need to sell first and then we'll be in a better position to buy - less contingencies counting against us.

"I think you guys should really consider the condo route too if you're really set on living in Waltham. I know the big trend in Salem right now is developers buying up a bunch of ratty old multi-family properties and condexing them (turning them into condos). Some get rehabbed and some do not."

Well, the thing is - we don't want another temporary house, we're looking for the place that we're going to live in for the long haul. A condo - that wouldn't really cut it once we started having kids. Also, try fitting the contents of a 1700 sq foot house into a condo. Condos in Waltham don't cost any less, they are just in greater supply. I know there are a lot of them and that it would be easier for us to buy one but at this point we're not that desperate. The condo route would have been a good one 2 years ago but hey, you live and learn. Right now in a 3 bedroom house we wonder where we'd put a kid and their stuff - moving to a condo and then adding that to the equation would be difficult.

I think we'll just have to wait, and wait and wait. Its doable but the timing has to be absolutely perfect for it to work - and that's going to take a while. I settled once before, I don't want to do it again if I can avoid it.
