Brian and I have a 30+ year old, leaky roof. In the fall we had http://www.3sonsremodeling.com/ price out the job, since they've done a lot of work for my Dad and he suggested we'd get a lower than fair price. I think there may have been some disconnect, and they didn't know how we got their number, because they quoted us $12k. That compares to the $8k my parents paid a few years before for their larger house, and the $9k they quoted Dad for my grandmother's house (which included a house roof, garage roof and a bunch of skylights). Ouch! Brian and I resolved that we weren't going to be able to put the roof on before the winter, and started getting finances in order to do it in the spring (including refinancing our mortgage, and getting some cash out to help with the roof). We planned on doing it once tax return time came along.
Given the high price, and given that roofers don't have too much to do this time of year we decided to call another local contractor to see what their price was. They've been in the city forever and they do good work, but they have a reputation of being quite expensive. Well, http://www.emsnowinc.com/ came out this morning, in the rain, and even climbed up to look at part of the roof (which 3 Sons didn't see a need to do). Their quote? $5700! Now 3 Sons only uses 30 year shingles and EM Snow suggested using 25 (their rationale: unless you're so concerned specifically about aesthetics, you usually get more than 25 years out of a 25 year roof). They were aware that we had 2 layers of old roof to strip off, and despite that, their price is less than 1/2 what 3 Sons quoted us!
So like, we're getting a new roof in the next couple of weeks. We still need to sit down and do some financial planning and budgeting based on new pay increases, tax returns and other things that need doing, but this takes a huge burden off of us. Whoot!
