Another House

We went with my Dad this morning to look at the Colonial off Moody Street - there were some SERIOUS issues that he quickly pointed out and we decided to pass it up (like squirrels in the roof and attic, problems with the sewage pipes in the basement, evidence of the owners trying to 'mickey-mouse' and cover up things by making their own repairs). He said it would need at least $20K of work to be nice and habitable . . . forget it.
After that we hit 3 open houses in the city and we really liked a nice 3 bedroom bungalow actually on the Newton line of Waltham (it had 4 gables, very cute). We went this time with my Dad for the first look and all was updated except electric (but that would only cost us a couple thousand dollars to resolve) so we called our broker to make them an offer. Here's some outside pix that we got after the open house (we didn't want to take any with tons of people around inside) http://www.diabolis.net/~bunicula/images/house3/ .
We offered the asking price since it was good and we really wanted the house - when he got in touch with the selling broker he found we were one of 7 official written offers(!) and one of 3 that offered the asking price (!!). This thing went on the market Saturday night and this morning was the first time it was shown to the public! Its actually being sold by an estate so after the seller's realtor gets in touch with the two sellers (brother and sister team) and presents them all offers we'll see where we end up.
*crossing fingers*
Since the house is vacant if all went well and our offer was accepted we could even close in the first few days of June! I'm not getting too excited because anything could happen . . . we shall see!

You know
Date: 2002-04-14 08:51 pm (UTC)An estate likes speed. You're ready NOW, offering the asking, can close immediately. VERY good looking to a client who is looking for a clean quick close.
Much hugs and fingers crossed.
