Well, they are presenting offers to the seller at noon today and I'm sure they'll need time to think about them. At the time of placing mine the seller's broker said "we're expecting a lot of offers" but ours was on the only one on the table at the time. I'm hoping that the lack of a shower in the bathroom may turn the average homeowner away (who may think that adding the shower is really complicated, which its not).

I'm not getting my hopes up or anything since we've got that contingency counting against us but it would be REALLY nice if it worked out.

You close this week, yay! Is it Thursday or Friday?

Whee :)

When we put our offer in we put an "expiration date" on ours, a date and time the sellers needed to respond to (and wouldn't you know, they didn't accept our offer until like two hours before the deadline -- just to get us all worked up, I'm sure!).

Adding a shower, what a complicated thing! :)

And you never know about your offer, emotions can come into play here and you have no idea if the sellers may be tickled that a Waltham girl is trying to get back to her roots, and willing to wait!

We close at 9am on Friday. !!! We'll be moving gradually over the month of April, and the only thing I'm concerned about moving is the matress (Tim swears it'll fit into the minivan, my spatial perception is not always up to par). I'd love for you guys to see the place though, and I really want to see your current place before it goes away! How do we go so long without seeing each other?

We did that too. Yeah - it figures!

Yeah, really complicated, just like gutting and rewiring a whole house ;)

The broker is from Arlington and said he didn't know anything about Waltham, but when I told him a grew up there he asked if I knew Mr. Graceffa - the principal of Waltham High School who he is friends with. I said yes and said all these wonderful things about Mr. Graceffa (note: with the size of the school I think I spoke to the man a total of once if that and he had no clue who I was).

We learned that the family selling the house has owned it for 96 years! It looked like an old lady house so I'm not sure what the circumstances of the sale are (maybe death in the family, someone moving to a nursing home, who knows). It has stuff in it though, and an appointment was required to show. We shall see.

Well, we have a Dodge Ram truck which I know fits a mattress - let me know if you want some help.

chair rails are awesome! they run around the [dining] room (usually) at about the height of a chair back, maybe a little lower, so when the chairs are pushed back against the wall they don't ding the wall paper. the chair rail in my parent's house is about an inch and a half deep- just a nice little piece of molding around the room. you can paint them interesting colors, if you're not my parents, who have this thing where the whole inside of the house is painted white. (my dad wanted to paint the living room pink, but insetad he went back to school.)

(mostly, of course, they're a pain to dust- manymany more corners for dust to collect in. they look good though.)

Yes, due to the insane amount of commercial property the commercial rate is high while the residential is one of the lowest in the state.

2.) What is a chair rail?

I think you guys probably have them:
Wooden molding on a wall around a room at the level of a chair back.

Cool. Of course, the residential rate is only half - the other is how the house is assessed. But you know that. Still, we pay almost double than the listed taxes for that place. Neat!

Chair Rails. Hrm. I'm not sure we do. If you get this place, we'll have to compare woodwork to see. :)
