Breathes . . .

Last night we signed an offer from someone to buy our house. We also looked at a house, loved it, made an offer, and they accepted and signed it. Freaky. Its a couple of blocks from Moody and we really, really liked it. Here's a URL: http://home.comcast.net/~waltham/

Today I need to fax over the pre-approval letter, I scheduled the inspection (will be next Monday), called my lawyer and generally will be nuts until we sign a P&S (at some point next week).
The thing that sucks, is we were preapproved for a certain amount but the letter we got says we were approved for less (he mentioned something about it saying a lower amount so that brokers didn't try and sell us more house than we wanted . . . I asked him to just set the letter to the full amount so he misunderstood me). It figures - the mortgage broker is on vacation until next week. I left a message for someone else in his office but haven't heard back yet . . . dammit! I was supposed to fax this thing 2 hours ago.
*Breathes*
Now here's hoping there aren't any major issues with either inspection, and that both sides get mortgages, and that we can close. The estimated close date at this point is June 30.
I feel like my insides are all mixed up. It was also difficult to sleep last night. My throat is all scratchy too. Yeah, whine whine . . . but I'm so excited about the prospect that this may all work!

Date: 2004-04-23 06:42 am (UTC)We took the second one. We'd end up with the same money in the end, but the fact that they were putting 20% down (and were paying their own closing costs) made them more secure in terms of getting a mortgage.

Wheeeee! *big hugs* Didn't I tell you the right house would come along and it would work out? that house is FABOO! and perfect. I LOVE the porch, I've always wanted a porch, for a swing, or for neat lawn furniture to sit and relax on warm nights.

Its 3 days after the 2 year anniversary! Our broker thought it wouldn't be an issue anyway, since we're selling and buying a house that costs more (?).

The front porch is pretty small. The sunroom will be a sitting room (and where the bunnies would live). The yard is decent and pretty private too (and there's a paved/patio area in the back that would be perfect for a jacuzzi).
I'm trying to not get too excited until things work out like the inspections, and the P&S.

Doesn't matter, a porch is a porch. I know it probably looks bigger -I thought it looked huge! But I still liked sitting on your current porch one party, even tho that's pretty small.
Poor bunnies tho - losing their super neato condo. And Poor B, who will have to scrub that out! I'm not sure I love you THAT much to help *evil grin* I'm sure you will get somthing just a super fabulous for them. A new construction project for B.

They are calling it a "Victorian Colonial". Its got the same # of rooms as our current house, they are just a bit smaller. But its in move-in condition, which makes us very happy!

Its across the street from a neat convenience store/deli that serves Boars Head stuff. Its also 2 doors down from a bakery - imagine walking out in PJs and getting fresh bread on a Sunday. Its 2 blocks over parallel with Moody Street . . . and is sort of in the middle of Moody (so a close walk to my parent's house and also the train, movie theater and shops).
I'm amazed. I'll relax a bit more after a P&S is signed though :)

Things are looking good - we didn't have major findings on our own before and the guy selling the house we are buying said the same (he's been in the place for 2.5 years). I'll breathe easier when those P&S' are done.
We have a crazy realtor story too that you'll be amused by . . . I'm a bit too nuts to post it now, but I'll share later :)

House stuff
Date: 2004-04-23 08:12 am (UTC)Its very neat - not too big, not too small. We're giving up some size (its got the same # of rooms but they are a teeny bit smaller) for a WAY better location. Also, we won't have to do anything to the place.
So like, we'll be neighbors sort of :) We'll be in another part of Waltham but not too far away. I'd love to give you guys a tour of the city at some point if you're interested (followed by ice cream from Lizzy's, who are awesome). Also, my parents (who live 6 blocks from this Victorian) have a swimming pool . . . not a bad thing with the summer on its way :)
Now I just need to get the rest of my friends to move to Waltham ;)

And you know, Waltham *is* west of Boston and not far at all from Marlboro (it doesn't take long to get from Waltham via the pike to 495 or we could take that leisurely drive straight up Rt 20). For most, the burbs are the burbs (and long drives don't scare me . . . its long drives and beating the crap out of my car on a daily basis that I don't like) :)

Date: 2004-04-23 05:41 pm (UTC)I remember when I lived in Framingham how much it felt alien and awkward and cold and un-liveable to me. I never felt like it was a place I'd stay for a long time. And I was right...Seattle is a much better fit. However, my husband and I still have very frequent unsatisfiable cravings for Bugaboo Creek's turkey burgers and we still talk about how awesome Jordan's furniture is. Framingham has its charms, but it's mostly just fun for eating and shopping. Anyway, Good luck to you in Waltham!!
